Subscription Terms
Payment is not enabled on this website yet. These terms describe the intended Property Search subscription and will be finalized before subscriptions are accepted.
1. Service provider
The subscription is offered by Proposer Consultants Private Limited through its Property Search Group. Contact: info@proposer.in or +91 78560 23149.
2. Subscription price
The taxable subscription fee is ₹2,000. GST at 18% is ₹360, making the total tax-invoice amount ₹2,360.
3. Subscription deliverables
Following confirmed payment and dashboard activation, the subscriber receives private access to exact locations and detailed listings of selected property opportunities made available during the active term. Information may include project descriptions, plot particulars, commercial illustrations, and available title, developer, JVA, approval and due-diligence material.
4. Validity
The subscription starts when dashboard access is activated and remains valid until the earlier of: (a) twelve months from activation, or (b) the subscriber purchasing one eligible project unit.
5. No cancellation or refund
The subscription is non-cancellable and non-refundable after dashboard activation, including where the subscriber does not purchase a property during the term. Mandatory consumer-law remedies that cannot lawfully be excluded remain unaffected.
6. Purchase-price adjustment
If the subscriber purchases one eligible project unit during the active term, the full ₹2,360 subscription tax-invoice amount—including ₹360 GST—will be credited against that unit’s purchase consideration. The credit must be recorded in the applicable purchase documents and final statement of account.
7. Eligible project unit
An eligible project unit is a unit displayed in the subscriber dashboard and expressly marked as eligible for subscription-invoice adjustment. No adjustment applies to unlisted projects or purchases completed after expiry unless confirmed in writing.
8. Information access—not property booking
Subscription payment is not token money, earnest money, property booking consideration or an investment deposit. It does not reserve a plot or flat, transfer title, create a property interest, or guarantee availability, allotment, JVA execution, construction or possession.
9. Self-funded buyers
The listed opportunities are intended for self-funded buyers. A mortgage or loan facility against the listed land or property interest is not available. Property Search does not represent that any lender has approved an opportunity.
10. Project information and change
Availability, pricing, documents, approvals, developer participation, allocation, specifications and timelines may change. Property Search may add, correct, update or remove listings to keep dashboard information aligned with available documents.
11. No guaranteed return
Market-rate comparisons, proposed JVA allocations and cost-difference illustrations are indicative and document-dependent. No profit, appreciation, saving, construction, possession or market value is guaranteed.
12. Independent due diligence
Subscribers should appoint appropriate legal, technical, financial and tax professionals to verify seller authority, title, encumbrances, revenue records, plot measurements, developer credentials, JVA terms, approvals, RERA applicability, costs and possession conditions before purchase.
13. Fair access
Property Search services are open to all eligible buyers without discrimination. Religion or community composition will not determine subscription eligibility or access.
14. Privacy and communications
Subscriber and enquiry information will be processed under the Property Search privacy notice. WhatsApp or email communications may be used to answer enquiries and administer access, subject to consent and applicable law.
15. Final agreement
The version displayed and affirmatively accepted at payment will govern the subscription. Every property purchase remains subject to separate transaction documents.
